In 2005, homes were practically selling themselves. Two things are different now: there are more homes on the market for buyers to choose from....and mortgages are a little harder to get. So What! Elfant Wissahickon is still selling a lot of homes and our sellers are getting great prices! !!
Two things are key: Prepare your home for sale the way you detail your car when you sell it. Get it Q-Tip clean...paint with fresh, neutral colors...Do the minor repairs. The most critical thing doesn't even cost you money: Get Rid of the CLUTTER. We've all got it. You are moving anyway. Just pack up half your home's contents...store it or give it away... and you will sell your house faster and make at least $5000 more than if your closets are full, your counters have more than 2 or 3 items on them...and your family photos and mementos are all over. Second thing: Hire an agent and a company who will spend what it takes to Make Every Potential Buyer Aware of Your Home. You need Internet advertising...you need optimized search engines...You need print advertising...and you need a local realtor with an office full of aggressive agents who already have qualified buyers who are looking for a home like yours!
